What to Expect when You’re Inspecting

Remember no home is perfect!

You have booked your home inspection.  You are one step closer to owning your own home.  (If you haven’t booked your home inspection yet, here is a list of home inspectors to call). 

 
Here are a few things to expect: 
  • Inspections usually take anywhere between 1 to 4 hours, (depending on if it’s a small condo or a large acreage).  You will want to show up at the end if possible to hear a summary of the house with the inspector.  He will go over the most important findings, and let you know the things that you want to monitor.  You don’t want to be there for the whole thing… it can be a bit tedious as the inspector flushes every toilet, opens every window etc… you just need to be there for a summary. 
  • An inspection is not a pass or fail.  It is a picture of what is currently going on with the house.  It’s really up to the buyer to decide if they are happy with what is found in the inspection. 
  • The inspector is going to find something…. It might be something small, (the toilet is loose), it might be something big, (there is something wrong with the furnace, roof, or foundation).  
  • The older the home is, the more likely the inspector will find things. The inspector is there to give you an accurate picture of the current condition. 
 
If the inspection finds something wrong with the house that really bothers you, you have a few choices of what you may be able to do
  • You can walk away from the deal 
  • You can ask the seller for a price reduction for the listing
  • You can ask the seller to fix something prior to possession
  • Or if the seller is unwilling to negotiate, and you really want the house, you can take it as-is
