Don’t choose a Friday for your closing date

When writing an offer to purchase, you need to choose a closing/ possession date. That’s the day the money is sent to the seller’s lawyer, and the day you get to move in.  It’s best to avoid Fridays.

Keys are not released on a property until funds have been received by the seller’s lawyer.  (Check out our what happens on closing day).
Most of the time, funds are received by about 11:30 am, and keys are released right away with no problem.  However, once in a while, there is a slowdown at the bank releasing mortgage funds.  When there is a delay, possession can be delayed until the next business day.  If your possession is on a Friday, this next business day is Monday, (and if there is a long weekend, the buyer could be stuck until Tuesday).

It is possible that the seller might grant Tenancy at will, (which means giving possession before the funds have been received.  But they do not have to.

If you are moving out of your rental into a new home, give yourself a week if you can when you still have the rental, and own your home.  This gives you time to move out of the rental, and get it ready for the inspection with your landlord.

written vs verbal offers https://www.viewlethbridge.com/written-vs-verbal-offers/ https://www.viewlethbridge.com/written-vs-verbal-offers/#respond Fri, 16 Aug 2024 17:05:36 +0000 https://www.viewlethbridge.com/?p=8053 Put your offers in Writing
Why a written offer is better than a verbal offer.

Occasionally, we’re asked, “Can we just make a verbal offer until we finalize something in writing?” In most cases, I strongly advise against it. Here’s why verbal offers are generally not a good idea:

Lack of Seriousness: A verbal offer can come across as insincere. If you’re not willing to put your offer in writing, why should the seller take you seriously? Some sellers have told me, “I will only respond to written offers.”

Invalidity: A verbal offer is not legally binding. Even if a seller verbally accepts your offer, they are free to accept a better one from someone else if it comes along.

Efficiency: With digital signing, submitting and signing offers or counteroffers can be done quickly and efficiently.

There are a few situations where a verbal offer might be appropriate, such as:

Finalizing Details: If you’ve already made a written offer and are just working out minor details, like the possession date.

Negotiating Inclusions: If you’re discussing one or two specific inclusions.

Verbal offers might also be considered in unique circumstances, such as:

Extended Possession: When the possession date is six months away.

Conditional Offers: If the offer is contingent on the sale of a house and you want to gauge the seller’s willingness to consider that condition.

Your REALTOR should be willing to take the time to put your offer in writing for you.

Should I ask for a professional cleaning https://www.viewlethbridge.com/should-i-ask-for-a-professional-cleaning/ https://www.viewlethbridge.com/should-i-ask-for-a-professional-cleaning/#respond Tue, 06 Aug 2024 00:51:30 +0000 https://www.viewlethbridge.com/?p=8029
Should I ask the seller to have their home professionally cleaned?

Should I ask for a professional cleaning of a home I am buying?

Sometimes in the terms, people can ask for a house to be professionally cleaned prior to possession.   You could say something like, “Seller will have the home professionally cleaned for a minimum of 12 hours”.  However, all houses are different, and some will require more time than others, and a level of cleanliness is hard to quantify.  Sometimes doing deep cleaning of appliances, floors, shower doors, etc, can take much more time.

There is a line in the purchase contract that says:
“The seller represents and warrants that on Completion Day, the property will be in substantially the same condition as when this contract was accepted.”

So you can expect the house to be in the same condition on possession day, as it was when you saw it, minus the possessions of the owners or tenants.

Sometimes asking for a house to be cleaned in a purchase contract can backfire.  You can ask for a cleaning, the seller provides receipts, and you are not happy with the job.  Or you can ask for the house to be cleaned, and the seller feels insulted, and counters back with a much higher price than if you had not asked for the cleaning.

Generally, if the house is clean when you view it,  those sellers will make an extra effort for it to be clean when they leave, whether it is written in the contract or not.  Some people automatically shampoo the carpets.

As a buyer, If you are concerned about the cleanliness of a house, it is better to plan ahead and do the job yourself upon possession.  That way you know you will be satisfied with the job.   You will be able to negotiate a better price on the home if you do not ask for professional cleaning, (or carpets being shampooed or duct cleaning).

As a seller, having as clean of a house as possible when selling is going to get you a quicker sale and a better price.  If you need some help, hiring some cleaners prior to and even during the listing is always a good investment. (Preparing your house for sale).

If the house is vacant and full of garbage, or unwanted items, in that case you may want to clarify that all debris in the house, yard, and garage be removed.

However you decide is up to you.  Be sure to ask your REALTOR®  for advice.

Multiple Offers https://www.viewlethbridge.com/multiple-offers/ https://www.viewlethbridge.com/multiple-offers/#respond Sat, 13 Apr 2024 23:05:31 +0000 https://www.viewlethbridge.com/?p=7690 Multiple Offers Lethbridge
A multiple offer situation is when two or more buyers submit an Offer to Purchase on the same property, at the same time.  In a hot real estate market, multiple offers are common, and sometimes properties can sell for several thousand over the list price.

It’s the seller who determines the process and advises their REALTOR® .   The order which the offers come in really doesn’t matter. They may or may not want to disclose the multiple offer situation to potential buyers.  If they do disclose, you have some options:

  • increasing your offer price
  • leaving the offer as it is
  • withdrawing the offer
  • reconsidering the terms and conditions of the offer, (things like inclusion and possession date)

When there is a multiple-offer situation, you don’t get the opportunity to negotiate back and forth.  You often only have the option to give your best offer.

Backup Offers https://www.viewlethbridge.com/backup-offers/ https://www.viewlethbridge.com/backup-offers/#respond Mon, 25 Mar 2024 16:07:37 +0000 https://www.viewlethbridge.com/?p=5928 Person considering writing a back-up offer in Real Estate on a house they like.
Should I submit a back-up offer?

Writing a Backup offer in Real Estate in Lethbridge and Southern Alberta

In a busy market like this, often properties get offers on them right away. Usually, when an offer is made, it is pending for about 10 business days. The buyer gets to lock the property in, while they do what is necessary to remove their conditions. Approximately 75-90% of the time, deals do come together, (conditions are removed and the house becomes officially sold). However, sometimes, deals fall apart. Often it is one of two things, (there can be more). People do not get their financing, or something comes up in the property inspection that cannot be worked out between the buyer and seller.

Sometimes, when an offer is pending, people will write a backup offer. A backup offer ensures that you are first in line, should the currently accepted offer collapse. Often there is a sellers’ condition in a backup offer that is something like:
“this is a backup offer, and will come into play should the currently accepted offer collapse”.

If you are in love with a property that currently has an offer on it, you can write a backup offer. Your REALTOR® should explain the pros and cons of doing this. Some people may want to wait, to see if the offer collapses and then write an offer. This allows you to keep looking in the meantime. However, if you wait, someone else could come in before you with a backup offer. If your backup offer is accepted, and you are waiting to hear what is happening with the first offer, then you might feel stuck if you come across a better home during that waiting period. Make sure you contact your REALTOR® so you know your options.

Signing Remotely with a Laywer https://www.viewlethbridge.com/signing-remotely-with-a-laywer/ https://www.viewlethbridge.com/signing-remotely-with-a-laywer/#respond Wed, 13 Mar 2024 20:23:57 +0000 https://www.viewlethbridge.com/?p=7644
you can sign your documents remotely

Some laws changed after COVID-19. Now it is possible if you can’t meet your Alberta or Lethbridge Real Estate Lawyer in person, you can sign remotely.

  • You receive documents from the lawyer by email
  • You print the documents
  • Sign the documents through a Facetime, or Zoom meeting with your lawyer
  • You courier the original documents back to your Alberta Lawyer.

We have had many clients in the past few years sign for their purchases and sales this way.  Many of our remote buyers sign this way.  We have helped many buyers and sellers sign remotely and we can recommend a lawyer who can help you sign remotely as well.

Buying a home virtually in Lethbridge and Southern Alberta https://www.viewlethbridge.com/buying-a-home-virtually-in-lethbridge-and-southern-alberta/ https://www.viewlethbridge.com/buying-a-home-virtually-in-lethbridge-and-southern-alberta/#respond Mon, 17 Jul 2023 19:53:32 +0000 https://www.viewlethbridge.com/?p=6284 Buying a home Virtually in Lethbridge Alberta?

Lethbridge and the surrounding communities (including Coaldale, Coalhurst, Taber, Stirling, Magrath, Raymond, Fort Macleod) offer great value for someone who is moving to Alberta from another province.  Team Viewlethbridge’s group of agents can help you virtually if you are considering buying and are not able to make it to Lethbridge.  Some properties are going quickly, (with only a few days on the market before an offer), so it is good to have the services of a buyer’s agent so you can move quickly.   Some of the things that we can do for you include:
  • set up an initial Zoom meeting, or phone call to virtually meet and go over your needs
  • set you up on a drip campaign so that you are automatically notified when a property goes on the market
  • provide you with information on the history of the home, tax assessment, and what other properties in the neighborhood are going for
  • give you information on the pros and cons of the neighborhood
  • we will Facetime you (or whatever platform you prefer like Zoom or Whats App), through the home.  We will point out the good points, and any areas of concern that may not be visible in the photographs
  • facilitate a home inspection, (we have several professionals we can recommend). We can attend the home inspection on your behalf as well.
  • provide you the advice you need should you be in a multiple offer situation
  • introduce you to property management companies if you are looking for a revenue property
  • introduce you to lawyers who are licensed to practice Alberta Real Estate Law
  • put you in the right direction for insurance and utilities
  • we can also introduce you to tradespeople should you want to do some renovations

Plus many other things!  Just ask us. If you are buying from out of province, please contact us! Or you can view our buyer agent profiles!

We have already helped several clients from Ontario and BC by viewing the houses through facetime (virtual showings) with our clients.

Also, as we are a team, we also have listings coming up.  We can let you know of our listings before they hit the market.

If you are not in the area and need to sell a home, we can help with that too!

Because we were purchasing in a different city than where we live, we appreciated that the team provided all the services we required. The team works together seamlessly and very professionally and efficiently. We have nothing but good comments about the purchase process and would highly recommend this team to everyone we know. Carla Brown

I worked with Joel Cote long distance from BC to buy a home in Lethbridge. He was very friendly and always worked to provide answers in a timely fashion. He also worked with family local to the region to show them houses we were interested in so we could have more opinions. Overall it was a good experience and has worked out great. He also makes great caramel popcorn. Travis Hulstein

Dave is amazing! I bought my home so fast and he made his one stop service so impressive. From Darren the bank mortgage approval and lender process to Donny the house inspector. Then to top it off he hooked me up with Joyce for insurance from Westland and Jake at the law office of Lowe and Company. He held my hand every step of the way; even with a link on his website to all my utility hook ups. His wife is also a part of his team and helped me with proper bid. I never felt pressured to buy. My take away from this experience…. I would do it again in a heartbeat. Dave and his team are the difference between house buying and buying my forever home. Lyn Litchke

We were so pleased with our realtor, Becky. She was so knowledgeable and pleasant. We did not feel pressured at any given time, I would definitely request Becky to work with us again, should the need arise. Keep up the good work! Alice Tallman

Clint helped us buy our first home. I expected the home buying process to be stressful but he was extremely knowledgeable and walked us through every step of the way. He was on the ball, answered all our questions and was willing to travel to nearby towns to check out listings. There was a lot of interest in the home we bought and I know that we were only able to purchase it because of him. 100% recommend him to everyone I know!  Cheryl Sherry

Justin and the team were great to work with! Very accommodating and he was quick to answer all of our concerns. We are very happy with how the process went, and are enjoying our new beautiful home! Reagan Brooks

It was great to have Nathan as my realtor. There was never any pressure to buy even after a few months of searching. He was always available to show me any property I wanted to see. When I finally found “my” house, the process went smooth. I would definitely recommend Nathan to anyone looking for a realtor.  Shirley Waddell
